What is a Home Inspection?
A visual evaluation of the accessible structure and mechanical systems and components of a home, which are conducted under the Standards of Practice and Code of Ethics set forth by NAHI, The National Association of Home Inspectors.

Why do I need a Home Inspection?
The purchase of a home is one of the biggest investments that one will make in a lifetime.  A professional home inspection will enable you to learn a lot about a particular home you are interested in purchasing. It gives you the ability to ask a professional questions and get some very important answers about a particular home. It will give the peace of mind that you need when purchasing a home.

Home BUYERS If you are purchasing a home, a professional home inspection by a certified home inspector will help you make a better-informed decision during the purchase process. It will provide you with the information you will need for any repairs and/or maintenance your potential home may require or need.

Home SELLERS A pre-listing inspection on a home you are about to sell can detect previous unknown problems as well as potential upgrades or repairs that you may want to address prior to the actual listing of your home.  Being aware of such issues in advance gives you the opportunity to repair such items. Or it enables you to put the issues on the seller’s disclosure, which allows for a much easier transaction because the issues are known to both parties.

What qualifications should a professional home inspector have?
Here are a few important key questions to ask when you interview a Home Inspector:

    1. Are you a member of a trade association (ASHI, NAHI, etc…)?
    2. What qualifies you to inspect homes and what is your educational background? Are you licensed, a contractor, an engineer, etc..
    3. Are you a member of your local Real Estate Association?
    4. Do you conform with local and state requirements?
    5. How many inspections have you performed?
